Tenants

Thacker and Revitt Residential Lettings are specially trained and equipped to assist you as tenants to find properties to rent that will meet your needs.

We maintain a database of properties available to rent and prospective tenants and their requirements. As properties become available, our first action is to contact prospective tenants on our database whose requirements match the property.

Thacker and Revitt Residential Lettings cover the whole of Poole and Bournemouth, and are happy to assist in your relocation.

Typically, properties to rent become available about one to two months before occupancy date, so where possible it is advisable to start looking early. Please call us to register, or complete the registration section of this web site.

Viewing
Having identified suitable properties, we will call you to arrange for you to view the property. Viewings will be arranged at a time to suit you, which could be early evening or Saturday morning, subject of course to the Landlords permission. Viewings will always be accompanied by a member of staff from Thacker and Revitt, who will be able to provide immediate advice and answer any questions you may have.

Application
Having selected a property, you will need to complete a written application form. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.
On application, an Administration and lease Fee will be required. It will be refunded if the landlord declines the tenancy. It will, however, not be refunded if the tenant decides not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application.

References
Thacker and Revitt will take references on behalf of the landlord. Normally, this will include your employer, any former landlord and possibly your previous employer. In addition a credit check will be undertaken.
Where a tenant is unable to meet the required income or credit checks, the tenant can have a Guarantor agree to underwrite any rent liabilities, providing the landlord is agreeable to this at the time.

Rent
Rents are normally quoted on a calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.
Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the Thacker and Revitt Client Account, monthly in advance, with the first month’s rent due before taking occupation of the premises.

Deposit
A deposit is required prior to occupation. This is equal to one calendar months rent plus £100.00. This is held by Thacker and Revitt as agents for the landlord, until the end of the tenancy. If we are just carrying out a tenant find service for the Landlord, the deposit is passed over to the landlord.

The deposit is held to cover any breakages, damage, or other tenant liabilities. At the end of the tenancy for fully managed properties, Thacker and Revitt will check the property in the presence of the tenant and assess any damages and deductions due.

The deposit cannot be used by the tenant to cover rent.
