If you wish to reserve the property, a holding fee will be payable of one weeks rent upon submission of an application. This will be held for 15 calendar days to enable the references to be processed. Further agreement will be made for holding the money for longer should it be necessary.
Please note that your holding fee will be withheld if any relevant person (including any guarantor(s) )withdraw from the tenancy, fail a Right to Rent check, provide materially significant false or misleading information or fail to sign the tenancy agreement (and/or deed of guarantee) within 15 calendar days (or other deadline for Agreement as mutually agreed in writing)
Charges applicable during the tenancy
Interest is payable from 14 days after the rent is due until the date on which the Rent is actually paid. The interest rate will be 3% above the Bank of England Base Rate.
If any amendment is required throughout the term of the tenancy at the tenants request, an amendment Fee of £50 (inc VAT) will be payable for contract negotiation, amending terms and updating your tenancy agreement.
Should the tenant wish to break the contract and leave before the end of the fixed term, the agent will ask the landlord if they are prepared to release the tenant from the contract. If the landlord is agreeable the agent will re advertise the property and may be able to release the tenant should a suitable replacement tenant be found. In this instance the tenant will be liable for the agent’s administration fee of £480.00 (inc vat)
Lost key will be charged at £50.00 (inc vat)
